Tidemark is the oceanfront, 12-story tower at 201 Crandon Boulevard, one of four buildings (with Oceansound, EmeraldBay, and Botanica) in the gated Key Colony community on Key Biscayne. Developed in the late 1970s–early 1980s, the complex is known for its pyramid-style architecture and resort amenities. The association engaged TISW CORP to modernize exterior openings with Miami-Dade compliant impact systems while preserving panoramic Atlantic and bay views.Miami Condos For Sale & RentKey Colony Key BiscayneKey Colony Key BiscayneWikipedia
Client Goals
Achieve full compliance with Miami-Dade / Florida Building Code (impact, pressure, and water)
Refresh sightlines and finishes to align with Key Colony’s upscale profile
Phase work to minimize disruption to residents in an occupied high-rise
Improve comfort with better noise reduction, solar control, and air/water tightness
Challenges & Our Solutions
Challenges
Ocean-exposed façades with wind-driven rain and salt air
Oversized sliding-door panels requiring engineered rigging at height
Strict submittals/approvals and water-infiltration performance verification
Access logistics on a barrier-island property (swing stages, hoisting, elevator scheduling)
Our Solution
TISW CORP delivered a turn-key, occupied-building retrofit:
Impact-rated assemblies matched to design pressures and exposure zones
Performance glazing (laminated + low-E/solar control) tuned for comfort and acoustics
Resident-centric phasing: stack-by-stack scheduling, daily coordination with management, clean work areas
