Solimar is an oceanfront, twin-tower condominium community in Surfside consisting of Solimar North (9595 Collins Ave) and Solimar South (9559 Collins Ave). The towers rise 12 stories and were delivered circa 2001–2002, with roughly 109 residences per tower. The association engaged TISW CORP to modernize exterior openings—Miami-Dade compliant impact windows and large-format sliding glass doors—while preserving uninterrupted Atlantic views and meeting strict water-infiltration performance.Zilbert+1CondoBlackBook
Client Goals
Achieve full Miami-Dade / Florida Building Code compliance (impact, pressure, water).
Refresh sightlines and finishes to align with Solimar’s luxury profile.
Minimize disruption to residents in an occupied high-rise environment.
Improve comfort via better noise reduction, solar control, and air/water tightness.
Challenges & Our Solutions
Challenges
Direct oceanfront exposure with wind-driven rain and salt air.
Oversized slider panels requiring engineered rigging and precise handling at height.
Strict submittals/approvals and QA water-testing standards.
Access logistics along Collins Ave (swing stages, hoisting, elevator scheduling, staging).
Our Solution
TISW CORP delivered a turn-key, occupied-building retrofit tailored to Solimar:
Impact-rated assemblies matched to design pressures and exposure zones for twin towers.
Performance glazing (laminated + low-E/solar control) tuned for acoustics and thermal comfort.
Resident-centric phasing: stack-by-stack scheduling, clear daily communications, clean work areas.
Precision installation using swing stages and crane/smart-lift handling for oversized units; shop-drawing & submittal control.
QA & documentation: targeted water testing, punch-list management, and comprehensive closeout for the association.
